How Much Does Window Cleaning Cost in Winnipeg?

A real breakdown of window cleaning cost in Winnipeg — per-window pricing, worked examples for a condo, a bungalow and a two-storey, and where the estimate actually goes up or down.

The question I get most on a window quote isn’t “can you do it,” it’s “okay, but what’s that actually going to come to.” Fair question. Nobody wants to count their own windows, guess at a number, and hope. So here’s the real math, with real houses, not a vague “starting at” figure that never matches the invoice.

Window cleaning in Winnipeg, with us anyway, is priced per window rather than by home size, because a six-window condo and an eighteen-window character home two streets over are not remotely the same job even if both are “two bedrooms.”

The base prices

Before 5% GST:

WhatPrice
Standard window, inside and outabout $10 each
Large picture or living-room windowabout $20 each
Screen, taken out, washed and put backabout $5 each

That’s an estimate up front, built from your window count, not a locked figure — the actual bill is the time the job takes. A bungalow with clean, easy-access windows can come in a touch under. A place with eighteen windows and three summers of buildup can run a touch over. We do houses, condos and apartments up to two storeys; past that we’re not equipped for it, and I’d rather tell you that up front than take the job and underdeliver.

What it actually costs, by home type

These are rough, realistic counts, not promises — your own count is what goes into your real quote. Prices are per-window estimates added up, before GST.

Studio or 1-bedroom condo — typically 6 to 9 windows, no picture window, no screens if you’re in a high-rise with sealed units.

  • 7 standard windows × $10 = about $70

2-bedroom condo or apartment — usually 8 to 11 windows, often one larger living-room window.

  • 9 standard windows ($90) + 1 picture window ($20) = about $110

3-bedroom bungalow — this is where it varies the most. A 1960s Winnipeg bungalow runs 12 to 16 windows depending on whether the basement has egress windows, plus screens that actually come off for winter.

  • 14 standard windows ($140) + 1 picture window ($20) + 6 screens ($30) = about $190

Two-storey, 4 bedrooms — 18 to 24 windows is typical once you count the upstairs bedrooms, the stairwell window, and a couple of bathroom windows that are small but still billed per window.

  • 20 standard windows ($200) + 1 picture window ($20) + 10 screens ($50) = about $270

Older character homes in neighbourhoods like Wolseley or Crescentwood tend to sit above these counts — original multi-pane sashes sometimes get quoted per sash rather than per window, so if your place is one of those, mention it when you book and we’ll walk you through it before we start, not after.

Why the number moves

A few things push a quote up or down from the rough math above, and it’s worth knowing what they are before you’re surprised by either direction.

Screens that don’t come off easily. Older storm-window setups in homes around Transcona and East Kildonan sometimes have screens that have been painted shut or warped slightly from decades of temperature swings. That’s still the same $5, it just takes longer to free them, which is time we’re billing for either way.

How long it’s been. A window that gets done every year or two is a quick wipe. A window that’s gone four or five years without attention — which happens, life gets busy — has baked-on grime that takes real scrubbing, not a spray and squeegee. Same price per window, more time per window.

Access. A window over a kitchen sink with a two-foot counter in front of it takes longer than one with a clear floor in front of it. We don’t charge extra for awkward windows, but it does affect how many we get through in an hour, which is the actual thing we’re billing.

Second-storey reach. We do up to two storeys from the ground and from inside, no extra charge, but a second-storey window that only opens a few inches for safety reasons sometimes means doing the outside face from indoors through a smaller gap, which takes a bit longer than a window that swings fully open.

When it’s worth bundling instead of booking on its own

If you’re already booking a move-out clean or getting a house ready to sell, windows are one of the cheapest adds relative to what they change. Clean glass is one of the first things that reads as “light” in a listing photo, and it’s one of the only things a seller fully controls before the photographer shows up — we get into that more in our piece on how clean to leave a house when you’re selling.

Moving in is the other obvious time. An empty house, before furniture and boxes are blocking every sill, is the easiest window job we do all year — same per-window pricing, just faster for us, which sometimes means faster for your wallet too. That pairs naturally with move-in cleaning before you unpack.

And if your windows have aluminum tracks packed with a season or two of grit, the glass is only half the job — we wrote a full piece on what actually collects in a window track and how to clean it properly, because a sparkling pane next to a black track is the kind of thing a buyer notices on a walkthrough even when they can’t say why.

The honest version

Windows are never the most urgent line on a moving or selling checklist. They’re also the one people regret skipping the most, because you look through the result of that decision every single day, not just once. If budget’s tight this month, count your own windows, buy a squeegee and a bucket, and do the ones at eye level yourself — the tracks and the second-storey panes are where hiring it out actually earns its keep.

Count your windows and get in touch with the number — we’ll give you a straight estimate the same day, built from the table above, not a guess. If you’d rather see where windows fit into a bigger clean first, the calculator will get you most of the way there for the rest of the house.
