The first thing the new owners usually say, standing in their brand-new Sage Creek kitchen, is some version of “we probably don’t even need this, it’s a new house.” Then I open the cabinet under the sink and there’s a fine grey film on the shelf, the kind that only comes from drywall sanding two floors up. ”New” and “clean” are not the same thing

Where the dust actually is

Every vent and register in the house. This is the one that gets people. The first time you crank the furnace in your own name, in October, that dust blows out into every room at once. Wipe the registers and, if nobody’s told you already, plan for the furnace filter to need an early change.

Cabinet interiors, especially the tops and back corners. Sawdust settles and it’s fine, almost powdery, and it does not vacuum out of a corner easily.

Window tracks and sliding door tracks. Sawdust, caulk crumbs, sometimes a stray screw. Nobody working on the crew is cleaning tracks.

Light fixtures and the tops of cabinets. Anything with a flat, upward-facing surface has been collecting dust since the drywall stage. If you have vaulted ceilings, this is a job for a ladder you may not own yet — worth knowing before moving day, not during it.

Bathroom silicone and grout haze. New tile and new tubs often have a chalky residue from grouting and caulking that a first wipe doesn’t fully clear.

The garage. Concrete dust from the slab, sometimes paint overspray on the floor near the walls. Garages get treated as an afterthought on a lot of builds, and it shows.

The stickers are their own project

Every appliance, every window, most of the plumbing fixtures — they all ship with a manufacturer sticker, and on a new build they add up across a house fast. Some peel off clean. Some, especially anything that sat in a hot show suite or a sun-facing window for a few weeks, leave adhesive behind that needs actual work to lift, not just a fingernail. Budget more patience for this than you’d think.

The honest bit about show homes

Here’s my actual opinion on this: the show home you toured to make your decision was cleaned like a hotel room, professionally, on a schedule, over and over. The house you take possession of is a first-run product that’s had trades in it until close to the finish line. Those are two different standards, and comparing your real closing day to the show home is where the disappointment comes from. It’s not a flaw in your specific house — it’s just what “brand new” actually means before anyone’s cleaned it properly.

(This is the part nobody warns first-time new-build buyers about. Resale buyers hear about move-in cleaning constantly. New-build buyers assume they’re exempt, and they’re usually the ones with the most dust.)

Why the timing matters more on a new build

On a resale home, you’ve got the empty window between the sellers’ movers leaving and your own furniture arriving — we’ve written about using that window well. On a new build it’s the same idea but with a harder deadline: your possession date is set by the builder’s closing schedule, not a negotiation, and the day itself tends to run on its own logic regardless of how ready the house actually is. Get in and clean before the moving truck does, because it’s the only time the whole house is reachable at once — no furniture blocking the baseboards, no boxes stacked against the closet you haven’t cleaned yet.

What to actually do, in order

  1. Run the furnace with the windows cracked, if weather allows, before you clean anything — let the first dust blow out before you wipe.
  2. Cabinets and drawers, inside and out, every one.
  3. Window and door tracks.
  4. Bathrooms — full wipe-down of tile, tub, and fixtures, not just a glance.
  5. Vents and registers throughout.
  6. Garage floor, swept and, if there’s overspray, spot-cleaned.
  7. Floors last, once everything above them is done.
