Do You Need Carpet Cleaning When You Move Out of a Winnipeg Home?
Carpet cleaning is now part of our move-out service in Winnipeg — billed by the time it actually takes. Here's when it's worth it, what it costs, and what it won't fix.
The machine we rent for carpets is loud, it’s heavy, and it leaves two wet tracks across the floor on the way back out to the van. That’s the honest picture of what “carpet cleaning” means on one of our move-out invoices now — not a truck idling at the curb with a hose running in through a window. We started offering it in-house this fall, and the first thing worth saying is what it actually is: a machine shampoo-and-extraction clean, done room by room, billed the same way as the rest of the job.
If you’ve got carpet in a Winnipeg home you’re about to hand over — to a landlord, a buyer, or whoever’s moving in next — here’s when it’s worth adding to your move-out cleaning in Winnipeg, what it costs, and where it stops being able to help.
When it’s actually worth doing
Not every move-out needs it. Carpet in reasonable shape, vacuumed regularly, no pets, no spills — a thorough vacuum as part of the standard clean is usually enough, and I’d rather tell you that than add a line to your bill you don’t need.
Where it earns its cost:
- Visible traffic patterns down a hallway or in front of a couch, the kind that don’t come out with a vacuum because the dirt is down in the pile, not sitting on top of it.
- A pet in the home, even a tidy one — hair and dander work into carpet fibres in a way that’s hard to see and easy to smell.
- A lease that specifically requires professional carpet cleaning at move-out. Some Manitoba leases say this in writing. A regular vacuum doesn’t satisfy that clause; a machine clean with a receipt does.
- A staircase, honestly, almost always — stairs take more foot traffic per square foot than any room in the house, and it shows.
If you’re renting: the deposit angle, briefly
This is the one spot where deposit-back thinking genuinely applies. Normal wear on carpet from ordinary use isn’t something Manitoba landlords can charge you for — we’ve written about that line in detail in our guide to getting your damage deposit back. But a lease clause requiring a professional carpet clean is different from a wear-and-tear deduction, and if yours has one, you want the paperwork to prove you did it, not just your word.
If you’re selling: it’s a showing problem, not a deposit problem
For a seller, the math is different. Nobody’s holding back a deposit over your carpet — but a buyer walking through on possession day, or an agent taking photos before that, notices flattened or dingy carpet the same way they notice a smell they can’t quite place. If pet odour is part of what you’re dealing with, we covered that whole topic separately in our piece on getting pet smell out of a house before you sell, and carpet is usually where that odour is actually living.
What it costs
Like everything else we do now, it’s billed by the time it takes, not a flat per-room sticker price. We logged a real job in October: two bedrooms, a hallway, and a staircase, no stains, just a proper wash and rinse — three and a half person-hours total. Worked out room by room, that lands around $43 per room or hallway, and about $50 for a staircase, at our standard $50 per person-hour rate. A small bedroom with light use will run under that. A living room with years of traffic and a dog will run over it — you’re paying for the actual time, in either direction, same as the rest of the clean.
You can add it as a line item right alongside the rest of your move-out job in the calculator and see it change your total in real time. If you want the full breakdown of how the base clean itself is priced, our move-out cleaning cost guide walks through that part.
One thing worth knowing: if you’re booking a full deep clean instead of a standard move-out, carpet cleaning is already built into that price — it’s not a separate add-on there the way it is on a move-out job.
What it fixes, and what it honestly doesn’t
A machine clean lifts dirt, most surface staining, and a good share of embedded odour out of the fibres. It does a real job on the kind of traffic wear that comes from four years of foot steps and boot salt tracked across a hallway.
What it won’t do: bring back pile that’s been physically flattened by furniture for a decade — that’s wear, not dirt, and no amount of extraction un-crushes carpet fibre. And it won’t fully clear odour that’s gone past the carpet into the pad underneath or the subfloor itself, which happens with repeated pet accidents in one spot over a long time. In that case we’ll tell you straight that it’s a flooring decision, not a cleaning one, rather than charge you for a pass that won’t hold.
Get the receipt
Every clean we do comes with an itemized receipt on request — date, address, what was done, room by room. For a renter, that’s the proof a landlord asks for when a lease requires professional carpet cleaning. For a seller, it’s just documentation that the work was done before possession, which has come in handy more than once when a buyer asks about it at the walkthrough.
The honest bit
If your carpet just looks a little dull and you’ve got a free evening, a rented machine from the hardware store and some patience will get you most of the way there yourself — it’s genuinely not a specialized skill, just a slow one. Where it’s worth handing to us is when you’re already paying for a move-out clean and adding the carpet line costs less than the time it’d eat out of your last few days before the truck shows up, or your possession date, arrives.
We’re now running this as part of move-out and deep cleans across the city, including homes in Transcona and East Kildonan, where we see a lot of older carpet in basements and staircases that’s never had a proper machine clean. Get your estimate by home size, add carpet if you need it, or just get in touch and tell us what you’re working with — we’d rather look at the carpet in person than guess at the condition over the phone.
